Many times people will ask us what the most common issue we find in a building is. Or sometimes they ask what the most expensive issue we have ever found is. These are common questions, but the ones that stick out in the mind of a home inspector are the most dangerous ones.

That is because anything can be fixed with enough time or money, but a human life can’t. People can’t be replaced. That is why safety issues are our primary concern. So what is typically the biggest safety issue in a building? Electrical.

Electricity is by far one of the most dangerous items in a home when not properly installed or maintained. And the issues can be very subtle or hidden when it comes to electricity.

For instance, a mouse in the attic can chew through a wire and go unnoticed for long periods of time. An inexperienced electrician can put too many wires in a box and gradually overheat over time. Aluminum branch wiring can go unnoticed until a fire starts. And many more issues.

Be sure to only have qualified professionals perform any electrical work in your building. Also be sure to have a thorough building inspection that includes the details of your electrical system.
